Our Commitment to the Seller and the Real Estate Agents:

We want your VA loan transaction with Benchmark to be the best mortgage transaction you’ve ever had.

VA Loans are Our Specialty.  At Benchmark Mortgage, we are approved for automatic processing of VA loans.  We have also taken the extra steps to become “LAPP” approved under VA’s Lender Appraisal Processing Program.  This means that this loan will be processed and closed by us without waiting for VA’s approval of the veteran or the property.  Taking these extra steps allows us to reduce the time required to close a VA loan and is one of many ways we are committed to serving those who serve.

No Extra Seller Fees:  We are so committed to serving Veterans that we do not charge any “non-allowable” fees. As such there are no extra costs to the seller when they accept an offer from VA buyer who closes with Benchmark Mortgage.

Property & Appraisal:  Many years ago, the VA had very stringent appraisal and minimum property standards.  Many sellers don’t realize that these requirements have been relaxed substantially over the past few years.  In today’s world the minimum property standards on a VA loan are very similar to the property standards on an FHA loan.

Weekly Status Updates:  We will send out weekly updates to both REALTORS® and the buyer while the transaction is in process.  This proactive communication minimizes stress during the transaction.  The sellers can also request to be included in these weekly updates which cover the major milestones as the loan progresses to closing.

Timely Closings:  On behalf of the entire Benchmark Mortgage team, we understand that you will be trusting us to get this transaction closed on time. While we can’t do it without the help of everyone involved in the transaction, we are proud to say that our loans are typically ready to close 5 days before the contract closing date.  We will do everything we can to exceed your expectations on this transaction, too.
